These are starting prices, and they are the same numbers we quote on the phone. A starting price is what a straightforward job of that type costs; it is not a bait number that doubles when we arrive. What you will see below each one is the honest reason a quote goes above it.
\nIf a company will not give you a starting price at all, that is worth noticing. The reason usually given is that every job is different, which is true, and yet every roofer in the state can still tell you a rough price per square.
\nA standard two-car driveway. Long approaches, three-car aprons, and heavy oil or rust staining price above this because they take pre-treatment and a slower pass.
Concrete patios, pavers, and flagstone. Pavers and stamped concrete take longer because the pressure has to stay low enough to protect joint sand and the surface finish.
Front walks and public sidewalk frontage. Gum and spill staining are spotted and treated individually, which adds time on commercial frontage.
A single-story home. Two-story, large-footprint, and historic homes price higher, mostly for access and for the slower, gentler pass old paint and masonry require.
Interior and exterior, with frames and tracks. Hard-water mineral treatment is separate work because it is a different problem from dirt.
Curbside on your collection day, washed hot and sanitized. Recurring plans cost less per visit than one-off cleans.
Entryways, sidewalk frontage, dumpster pads, and drive-throughs. Priced by frontage and frequency; a quarterly schedule costs less per visit than emergency callouts.
Priced per cart, so the fleet count sets the quote. Carts are washed in batches so the corral stays usable while we work.
Fences, retaining walls, outbuildings, RV pads, playsets, and pre-listing cleanups. Quoted on what the job actually takes.
Square footage of flatwork and the footprint and height of the house. This is the largest single factor and it is the one you can estimate yourself before anyone shows up.
A driveway with three years of algae cleans in one pass. A driveway with oil, rust, and de-icer bound into the surface needs pre-treatment and dwell time, and that is real labour rather than an upsell.
Concrete takes a surface cleaner and goes fast. Stucco, pavers, historic brick, and painted wood all require slower work at lower pressure to avoid damage that cannot be undone.
Second stories, steep bench driveways, hillside lots, gated back yards, and no outdoor water source all add setup time. Nothing about it is mysterious; it just takes longer.
Recurring work costs less per visit, because buildup never reaches the point of needing the slow heavy pass, and because we are already on your street.
Siding, driveway, patio, walks, and windows should each have a number. One lump sum gives you no way to check what you received or to drop something you did not want.
This is where most of the price gap between two quotes lives. A wash removes the colour of the algae; a treatment kills it. A cheap quote is usually a rinse, and the green is back within two months.
Anyone quoting one pressure setting for stucco, brick, and concrete has not thought about your house. Stucco pits, historic mortar washes out, and neither comes back.
You should know the number before anyone unrolls a hose, and it should only change if you add scope. Discovering the price at the end is not a quote.

Etched glass, spalled concrete, and failed sealer do not clean up. A quote that guarantees they will is either uninformed or dishonest, and both cost you.
