How we soft wash a house
Soft washing is not pressure washing at a lower setting. It is a different process: the cleaning solution does the work and the water only rinses.
Walk the exterior and identify the substrate
Vinyl, aluminum, fiber cement, stucco, EIFS, painted wood, and brick all behave differently under water and under solution. We identify what we are cleaning before anything gets wet, because the wrong dilution on painted wood or the wrong pressure on stucco is not reversible.
Protect the plantings and the openings
Beds get pre-wet and rinsed, light fixtures and outlets get checked, and windows and doors are checked for failed seals. Most of the horror stories people have heard about house washing are actually about this step being skipped.
Apply solution and let it dwell
The solution is applied low and allowed to work. Dwell time is what kills the algae and mildew at the root rather than just bleaching the surface, and it is the step that gets cut when a crew is trying to be off your property in twenty minutes.
Rinse at low pressure, top down
The rinse runs top down at pressure well below what will lift vinyl, force water behind a lap seam, or mark stucco. Done right, the wall is uniformly clean rather than clean in stripes where the wand passed.
What we are actually removing from your siding
Green algae
The green film on north and shaded walls is living algae, not dirt. Rinsing it removes the color and leaves the organism, which is why untreated walls go green again within weeks.
Black mildew and mold
Dark speckling in shaded, damp areas. It needs a solution with dwell time; pressure alone drives spores into porous surfaces rather than removing them.
Oxidation and chalking
Older vinyl and aluminum siding develops a chalky surface layer. It wipes off on your hand. Aggressive pressure strips it unevenly and leaves the wall blotchy, so it needs a gentler approach.
Road film and inversion haze
A gray, greasy layer from traffic and from Utah's winter inversions. Water alone will not shift it once it has baked on through a summer.
