The white spots your sprinklers leave are not dirt. They are mineral scale, left behind when hard water evaporates and the calcium and magnesium in it stay on the surface. Water will not remove them, pressure will not remove them, and on glass there is a point past which nothing will. Here is how to tell where yours sits.
Someone from our team will reach out to you shortly.
Dirt sits on a surface and washes off. Hard water staining is different in kind. When irrigation water lands on glass or masonry and evaporates, the water leaves and the dissolved minerals do not. What is left is a thin alkaline mineral deposit chemically bonded to the surface, building one spray cycle at a time until it is visible as white spotting, then as a cloudy film.
Because it is bonded rather than resting, force is the wrong tool. You can put a pressure washer on a spotted window all afternoon and take off nothing but the dust around the deposit. The deposit itself needs to be chemically dissolved, which means an acidic treatment matched to the surface, correct dwell time, and a full neutralizing rinse so nothing keeps working after we leave.
Utah makes this worse than most places. Valley water carries a heavy mineral load, summer evaporation is fast, and most systems run in full sun, which is close to a recipe for scale. It is the single most common thing homeowners here mistake for dirty windows, and the reason a normal window clean sometimes comes back looking only slightly better.
The most common and the most urgent, because glass is the one surface where waiting has a permanent cost. Everything else can be dealt with next season; glass cannot.
Shows as a white haze or running streaks below the spray line. Usually treatable, but brick is porous and absorbent, so it takes a gentler product and more rinsing than glass does.
Scale plus the chalky look stucco develops anyway makes this one hard to read from a photo. It is also the surface where an over-strong acid does visible damage, so it is treated conservatively as part of a soft wash.
Spots wipe off more readily here than on glass, because vinyl is non-porous and the deposit sits shallower. Left for years it still dulls the finish.
White crusting along the strip your sprinklers overshoot. Easy to confuse with efflorescence, which comes from inside the concrete rather than landing on it. The two need different treatment, so it is worth telling them apart.
Scale plus the beginnings of oxidation on aluminum and steel. It cleans up, but the longer it sits on a painted metal surface the more likely it is that something under the deposit has already changed.
This is the part most companies will not tell you until after they have taken your money. Mineral deposit on glass has two stages. In the first, the scale sits on the surface and a correct acidic treatment dissolves it, and the window comes back clear. That stage lasts a surprisingly long time, often several seasons.
In the second, the deposit has begun to interact with the glass itself and has pitted the surface. At that point you are not looking at something on the window, you are looking at damage to the window. It can sometimes be improved by mechanical polishing, which is a different trade and a different budget, and sometimes the honest answer is that the pane needs replacing. No cleaner, no acid, and no amount of pressure reverses etching.
We will tell you which one you have before you commit to anything. The test is quick, it is done on one pane, and it costs you nothing. What we will not do is clean a whole house of etched glass, hand you a bill, and let you discover the difference afterwards.
Do this once, in daylight, and stand where the spray lands. Most hard water damage comes from one or two heads that have drifted off aim, and almost nobody has actually watched their own system run.
Adjusting an arc or moving a head a few feet is a ten minute job that prevents the problem permanently. It is worth more than any cleaning we can sell you, which is why it is the first thing we say.
The damage happens during evaporation, so water that dries slowly in the cool of early morning leaves far less deposit than water flashing off hot glass at midday.
Masonry can wait. Glass is the one surface with a permanent failure mode, so if you have spotting on windows, that is the part to handle this season. Our starting prices are on the cost page.

"Saya came out and cleaned my trash bins and driveway, and I was really impressed with the results. He was honest from the start and explained that the oil stains on my driveway would need a hot water treatment to fully remove them."
